In compliance with Massachusetts General Laws Chapter 40, Section 56, the Board of Assessors has completed a revaluation of all real and personal property in the Town of Wendell and has received Preliminary Certification from the Massachusetts Department of Revenue for all properties for Fiscal Year 2024.
Analysis of real estate transactions from January 2021 through December 2022, as well as regional data, were reviewed during the revaluation. The values were adjusted to reflect full and fair cash value as of January 1, 2023. Overall, compared to Fiscal Year 2023, real estate and personal property values have increased 3%. Note the actual percentage change on individual tax bills will differ as the tax rate has not yet been set.
The preliminary values will be available for public viewing beginning December 1, 2023 for five business days ending December 7, 2023. Public Disclosure is available for public review by going to the Town of Wendell website and clicking on the link provided showing “FY24 Assessed Values”.
A list of the assessed values will also be available at the Assessors’ Office at the Wendell Town Office, and the Assessors will be available Tuesdays 9:00-3:00. If taxpayers or the general public have any questions or comments, the Assessors can also be contacted in the following ways:
